Every project is unique, but understanding the ballpark investment is helpful for planning. In the current NZ market, costs generally sit within these ranges:

  • Full Home Extensions: Typically range between $3,500 – $5,500+ per square metre, depending on complexity and groundworks.

  • Quality Bathroom Renovations: Usually start from $25,000 – $45,000, including waterproofing, tiling, and high-spec fixtures.

  • Architectural New Builds: generally start from $3,500+ per square metre for bespoke design-and-build projects.

  • Recladding: This is highly variable based on the extent of remediation required, but full home reclads often range between $250,000 – $450,000+.

  • The Bottom Line: We provide a Fixed Price Quote after our detailed planning phase, so you know exactly what your specific vision will cost before we start.

Yes, almost all structural renovations, extensions, and recladding projects require building consent from the Tauranga City Council (TCC). Exceptions might include some low-level decks or standalone garden structures, but ‘like-for-like’ replacement of cladding usually still requires consent if it affects weathertightness.

The Good News: Davy Construction manages the entire consenting process for you. We handle the paperwork, inspections, and the final application for your Code Compliance Certificate (CCC).

We follow a systematic remediation process designed to identify the root cause, not just patch the symptoms:

  1. Investigation: We start with visual inspections and invasive moisture testing to map the damage.

  2. Scope: We determine if a targeted repair is possible or if a full reclad is necessary to secure the home.

  3. Repair: We strip the cladding, remove all rotten timber, treat the framing, and install new joinery, flashings, and modern cladding systems.

  4. Compliance: All work is documented to ensure your home is fully warrantable and insurable upon completion.

For minor renovations (like a single bathroom or kitchen update), yes, you can often stay put. However, for full reclads or major extensions where the roofline or external envelope is opened up, we highly recommend vacating the property. This ensures your family’s safety from dust and noise, and often allows our team to complete the project 20-30% faster, saving you money on labour time in the long run.
