How to Find a Builder Who Won’t Let You Down

We’ll be upfront: we’re a building company writing about how to find a good builder. So take this with the appropriate grain of salt. But we’ve also been in the Bay of Plenty construction industry since 2013, and we’ve seen what happens when homeowners choose the wrong builder. It’s not pretty — financially or emotionally.

So here’s what we genuinely think you should look for, whether you end up working with us or not.

Reputation Isn’t Just Google Stars

A 5-star Google rating is nice, but dig deeper. Read the actual reviews. Are they detailed? Do they mention specific things — communication, problem-solving, handling unexpected issues — or are they generic one-liners that could apply to anyone?

Better yet, ask the builder for references you can actually call. A good builder will hand these over without hesitation. When you speak to past clients, ask the uncomfortable questions: Did the project come in on budget? How did they handle delays? Were there any surprises, and how were they dealt with? What would they do differently?

The best builders have nothing to hide. The worst ones will dodge these questions.

Understand How They Price

Pricing is where a lot of trust gets built or destroyed. There are three main models in New Zealand:

Fixed-price contracts give you certainty. You know what you’re paying before a single nail gets hammered. This works well when the scope is clearly defined, which is why we use it at Davy Construction — our clients want to know the quoted price is the final price.

Charge-up (cost-plus) is more flexible but carries more risk for you. You pay for actual time and materials plus a margin. This can be appropriate for complex projects where the scope isn’t fully defined, but it requires you to monitor costs closely and trust that the builder isn’t padding hours.

Unit pricing works for smaller, well-defined jobs — think per-square-metre rates for specific tasks.

The pricing model itself isn’t a red flag. What matters is transparency. If you can’t get a straight answer about how costs work, walk away.

The Questions That Actually Matter

Most “questions to ask your builder” lists are obvious. Here are the ones that actually tell you something useful:

  • “Who specifically will be on my job?” Some builders quote one team and deliver another. You want to know who your project manager is and whether you’ll have a consistent crew.
  • “What happens when something goes wrong?” Because something always does. A good builder has a process for this. A bad one wings it.
  • “Can I see a project that didn’t go to plan?” Any builder can show you their best work. The real test is how they handled the hard ones.
  • “What’s your warranty and what does it actually cover?” Get specifics, not vague promises.

 

Oh, and confirm they’re a Licensed Building Practitioner (LBP). This is non-negotiable for restricted building work in New Zealand. You can check any builder’s LBP status online in about 30 seconds.

The Red Flags

After a decade in this industry, these are the warning signs we’d tell our own family to watch for:

  • Vague or verbal-only quotes. If they won’t put it in writing, the number isn’t real.
  • Pushing for cash payments or suggesting you skip building consent. Run.
  • Reluctance to provide references. There’s a reason, and it’s not good.
  • Unrealistic timelines. If the quote sounds too fast, they’re either overcommitting or cutting corners.
  • No LBP licence. For restricted building work, this isn’t optional.

What Trustworthy Actually Looks Like

Licences and qualifications are table stakes. What separates a trustworthy builder from a merely competent one is how they behave when things get difficult.

Do they call you before a problem becomes a crisis? Do they own their mistakes instead of pointing fingers? Do they protect your budget like it’s their own money? Are they still answering your calls six months after the build is finished?

That’s the standard we hold ourselves to at Davy Construction. We won’t pretend every project we’ve done has been flawless — construction doesn’t work that way. But we will say that our clients trust us, and they keep referring their friends and family. That’s the only metric that matters.
